The real estate market

House hunting starts with an answer, in four languages.

Looking for a home can begin with a question to an AI assistant. In Italy, France, Germany and Spain that question uses different words, sources and rules: TrustInsider measures them country by country.

Vocabulary and sources

What changes from Milan to Madrid

The same home search is phrased differently in each country, goes through different portals and newspapers and meets different information obligations. A page translated word for word answers none of the four.

The words of the question change, as do the names of the documents a listing reports and the sources: national portals, regional press, notaries, tenants’ associations. Assistants read sources written in the language of the person asking, so an operator present in several countries has a different description of itself in each market. The job is not to translate the website, but to give each market pages with local facts, in the language of the country.

Home searching in four countries: question, energy indicator and local sources

For Italy, France, Germany and Spain: how the question about a home is usually phrased, what the energy indicator is called in listings and which local sources the answers read.

Energy class

An indicator the answer cannot lose

European rules on the energy performance of buildings also deal with how the indicator appears in listings. When a property description omits it or gets it wrong, the answer that picks it up does the same.

The assistant does not calculate the energy class: it repeats it from what it reads. If in the listing the figure is buried in a photo or an attachment, it disappears; if two listings on the same street look alike, it gets confused. A structured field, identical on the website and on the portals, makes the figure hard to lose for anyone citing it.

The listing of a three-room flat for sale declared as an example: area, floor space, the energy indicator added as a field of its own, the asking price and the agency’s contact.

Area
Residential neighbourhood near the station, described with its amenities.
Surface
Stated in commercial square metres, with the calculation rule.
Energy indicator
The class and the index, in a field of their own that machines can read.
Asking price
Written in figures, without phrases such as “price on application”.
Agency contact
Name, registration and contact details, the same as on the public listing.

The energy class taken from the listing next door

What to avoid: the description picked up by the assistant does not report the energy class, or reports that of another listing on the same street. What to do: every listing carries the indicator in a structured field, identical on the website and on the portals.

What living there costs

Area prices estimated from old listings

To the question “how much does a home cost in this neighbourhood” the assistant often answers with a figure derived from outdated listings. A wrong figure next to your name looks like your own claim.

The rule of prudence is simple: a market figure is published only if you have measured it, with the source and the date next to it. Without a measurement no figures are published, and an answer that attributes one to you becomes a claim to report.

A sample answer with an area figure with no source or date

An answer declared as an example about the cost of a three-room flat in the centre: the area figure attributed to the agency, the agency named and the portal the figure comes from.

QuestionHow much does a three-room flat in the centre cost?

AI assistant · sample answer

In the centre three-room flats cost on average a figure per square metre that the agency gives as the area price. If you are looking for a reference, the Demo Agency handles many properties in the neighbourhood, according to a listings portal.

  1. Error

The figure comes from listings from years ago and the agency has never published it.

  2. Mention

The agency is named and the figure looks like its own claim.

  3. Source

The cited portal collects expired listings, with no visible date.

Who gets cited

When the portal is the answer’s only source

In questions about homes, assistants may mainly cite listing portals and local press. The website of whoever sells or lets appears rarely, because it seldom contains anything the portals do not already have.

The website becomes one of the sources when it publishes useful local content the portals do not have: neighbourhood guides, local services, the timescales and steps of a property sale in the country. Cited sources shows, market by market, which pages decide the answer.

Sources of answers about homes by closeness to the area and frequency

National portal, local press, reviews, operator website and neighbourhood guide placed according to how tied they are to the area and how often answers cite them, without numbers.

How often it is cited

How local the source is

  1. National portal

Gathers listings from the whole country and is the most picked-up source.

  2. Local press

Covers prices and building works in the neighbourhood with the date of the article.

  3. Reviews

They come in when the question asks about an agency or a developer.

  4. Operator website

Rarely cited when it only repeats the listings already on the portals.

  5. Neighbourhood guide

Rare but valuable: it says what the portals do not know about the place.

Market by market

Google and Bing in each of your countries

The platform repeats the same searches in each market, in its language, and keeps the results separate: a French figure is never added to a Spanish one. That way you see where your pages come up and where they do not.

The glimpse shows, on a demo brand, who appears in Google’s top ten results over the same period: for each brand the share of observed searches, each with its own base. For real estate the same measure is read country by country; AI visibility then tells you whether assistants name you, and AI claims checks energy ratings, areas and figures against your pages.

Real estate platforms

Portals and proptech: which is source, which is brand

For a real estate portal or platform, assistants’ answers have two sides: the portal is one of the most cited sources, and at the same time a brand that people compare with other services.

As a source what matters is that listings are complete and structured, because the answers pick them up as they are. As a brand what matters is how assistants describe the service: who it is designed for, what it costs those who publish, what protections it offers those who search. These are two different measures, aimed more at operators than at families, and they should be read separately.

The two readings of a real estate portal in the answers

A real estate portal read in two ways: as a source the answers cite and as a brand people compare, with what it is measured with, a typical question and the frequent error.

A dedicated page

The neighbourhood agency in local answers

Real estate agencies have an entirely local question and few appearances in answers by area. Their page covers areas served, registrations and reviews, without repeating this one.

On the agencies page you will find how an answer associates an agency with an area it does not cover, why professional registration must be made visible and which checks to make, one after another, so that the assistant suggests the agency where it really works.

The path of a local question to the chosen agency

Four steps of an agency search: the person asks for an agency in the area, the assistant names a few, the person checks area, registration and reviews, then contacts the agency from the website or the portal.

  1. Asks locally

The person is looking for an agency to sell a home in their neighbourhood.

  2. Receives a few names

The assistant names two or three agencies, taken from local sources.

  3. Verification

Checks the area covered, professional registration and recent reviews.

  4. Makes contact

Writes or calls using the address found on the website or the portal.

Frequently asked questions

Questions about AI visibility in real estate

Separate measurements for each country, the weight of portals and your website, the energy class in answers and area figures attributed to your name.

If I operate in several countries, do I need a separate measure for each?

Yes. Each measure applies to one market and one language, and the results are not added together. They are compared side by side, with the same questions written in the local language.

Why do answers about homes cite the portals and not my website?

Because portals gather more listings and more updates. The website becomes one of the sources when it offers facts the portals do not have, such as neighbourhood guides and local information.

Can an AI assistant get a property’s energy class wrong?

Yes, if the description it reads omits it or confuses it with another listing. A structured field, identical everywhere, reduces the risk.

Where do the figures on area prices that appear in answers come from?

Often from listings and articles, including old ones. Cited sources shows which pages they come from, and AI claims flags when a figure is attributed to your name.
